And, as might be expected, where price is concerned, location is crucial. So, we decided to take a closer look at the private island markets in the five most sought-after destinations: the Caribbean, South Pacific, Southeast Asia, Europe, and North America.


While it is true that the best, private island examples in the region are situated in the Bahamas, we also have spotted a few, gorgeous properties in the British Virgin Islands, Curacao, and Honduras.


In 2021, the most expensive private island in the Caribbean is located in Exuma, Bahamas, and costs $60,000,000. With its 38 buildings, a marina with 35 dock strips, and a landing strip, it forms an island resort.


$14,000,000 can buy you a 38-acre (15 Ha) island located just 3 miles from Georgetown, Great Exuma. The island has six, large beaches, two miles of walking trails, a gazebo at the highest point on the Island, a garden with a citrus grove, and a 2-acre, protected harbor with a minimum depth of 8 ft. Of course, buying your own idyllic stretch of land with hundreds of miles of ocean between you and your closest neighbors is the dream scenario. However, the more remote your island is, the more accessibility becomes an issue, with development costs stacking up as a result.


And your desired end result is another factor to consider. Looking to leave the island as natural as possible with just a modest dwelling? Your development costs will naturally be significantly lower than if you want to build an entire luxury resort. Similarly, an island with an existing development in need of refurbishment is likely to cost you less to work on than starting from scratch.


Islands in the Oceania region are more expensive at $18,537 on average per acre, while they are $23,516 on average per acre in North America. Europe ranks as the second most expensive continent to purchase a private island, with the average cost per acre over $68,000. The most expensive place to own a private island is in Asia, where islands average over $313,765 an acre.

Well, prices can differ considerably according to a series of factors including location, geography and development potential. In the Caribbean region, prices for Caribbean islands for sale can vary from approximately half a million dollars for a small island in the warm Caribbean waters off the coast of Belize up to tens of millions for substantial islands spanning hundreds of acres in the most desirable parts of The Bahamas.

Private islands are also available to purchase in a few other parts of the Caribbean. Take the island of Curacao in the southern Caribbean for example.
